Developer proposes clubhouse remodel to include housing

A local developer wants to build a three-story Pine Valley Clubhouse with residential units on the second and third floors.
Todd Ramsey and JATS LLC has requested rezoning to R3 from R1 from the Fort Wayne Planning Department, according to papers on file with city officials.
The project, on 10 acres at 10900 Pine Mills Road, north of Dupont Road, would also require a design standards waiver to increase the primary building height to 60 feet from 40 feet.
Without the waiver, the building would include just one residential floor, making the plan not financially viable, according to the filing.
The number of residential units has not yet been decided, according to the paperwork. The filing doesn't specify whether they would be condos or rental housing.
Pine Valley Country Club, which includes an 18-hole golf course, was founded in 1966. The existing 13,000-square-foot clubhouse, four tennis courts and 25-meter pool are also on the 160-acre site.
